1. Agreement
These Terms form an agreement between you and DevOrbit Studio, the operator of RentalManagerHub. By creating an account, accepting these Terms in the mobile application, or using the service, you agree to these Terms, the Privacy Policy, the Acceptable Use Policy, and the Payments and Refunds Policy.
You must be at least 18 years old and legally capable of entering this agreement, or be authorized to act for the person or organization using the account.
2. What RentalManagerHub provides
RentalManagerHub provides software for rental listings, inquiries, landlord and tenant account management, property records, leases, utilities, payments, receipts, maintenance, documents, support, and reporting.
Unless expressly stated otherwise, RentalManagerHub is not a property owner, landlord, tenant, real-estate broker, insurer, bank, wallet provider, law firm, accounting firm, or government authority. We do not become a party to a lease or guarantee a listing, applicant, landlord, tenant, payment, repair, document, or transaction.
3. Accounts and security
- Provide accurate and current information and keep it updated.
- Keep passwords, verification codes, tokens, and devices confidential.
- Use only accounts and company workspaces you are authorized to access.
- Notify us promptly about suspected compromise or unauthorized activity.
- Do not transfer, sell, rent, or share an account in a way that bypasses assigned roles.
You are responsible for activity performed through your account until you notify us of unauthorized access. We may require email verification, suspend a risky session, revoke tokens, or request additional proof of authority.
4. Landlord and company responsibilities
- Publish only properties you have authority to offer or manage.
- Keep prices, availability, deposits, rules, utility arrangements, and property details accurate.
- Use tenant information and sensitive documents only for legitimate rental purposes.
- Give staff the minimum permissions required for their role and remove access when no longer needed.
- Comply with applicable lease, housing, safety, permit, tax, privacy, consumer, anti-discrimination, rent-control, and local requirements.
- Review payment evidence, meter readings, billing calculations, notices, and generated documents before relying on or issuing them.
5. Tenant and renter responsibilities
- Submit truthful account, inquiry, application, payment, maintenance, and verification information.
- Upload only documents you own or are authorized to provide.
- Review lease, billing, utility, receipt, and landlord information and report errors promptly.
- Use communication and maintenance tools respectfully and for legitimate rental matters.
- Make independent checks before entering a lease or sending money.
6. Listings, communications, and user content
You retain ownership of content you submit. You grant us a non-exclusive license to host, reproduce, format, transmit, and display that content only as needed to operate, secure, support, and improve the service or comply with law.
You confirm that your content is accurate, lawful, and does not infringe another person's rights. We may restrict or remove content that violates these Terms, creates risk, receives a credible complaint, or is no longer authorized.
7. Subscriptions and payments
Some landlord features require a paid plan. Pricing, billing cycle, included limits, payment channel, recurring status, and renewal date are shown before an approved checkout. Store-distributed purchases may be governed by the applicable app store's billing terms.
Rent, deposits, utilities, and other landlord-tenant charges belong to the relevant landlord and tenant relationship. RentalManagerHub may help submit, track, and reconcile them but does not hold itself out as the creditor or final decision-maker. The Payments and Refunds Policy provides more detail.
8. Availability and changes
We work to keep the service available and accurate, but maintenance, provider failures, internet conditions, security events, or changes in law may interrupt or modify features. We may update, replace, limit, or discontinue a feature with reasonable notice when practical.
Users should keep independent copies of critical leases, receipts, identity records, and accounting data. Generated calculations and templates must be reviewed by an authorized person.
9. Suspension and termination
We may warn, restrict, suspend, or terminate access for nonpayment, unlawful conduct, security risk, fraud, repeated complaints, material breach, or conduct that threatens users or the service. We will use proportionate measures and provide notice or an appeal channel when circumstances permit.
You may stop using the service and request deletion. Certain transaction, lease, security, or legal records may be retained as described in the Privacy Policy.
10. Disclaimers and liability
To the extent permitted by law, the service is provided on an "as available" basis. We do not warrant that every listing, user statement, calculation, template, third-party service, or payment result is complete, current, or error-free.
Nothing in these Terms excludes liability or consumer rights that cannot lawfully be excluded. To the extent permitted by law, DevOrbit Studio is not liable for indirect, consequential, or special losses, lost profit, lost opportunity, or disputes arising directly between a landlord, tenant, applicant, staff member, payment provider, or other third party.
11. Disputes and governing law
Contact dev@devorbitstudio.com first so we can investigate. These Terms are governed by applicable laws of the Republic of the Philippines, without limiting mandatory rights available under other applicable law. Parties should attempt good-faith resolution before bringing a claim before a competent authority or court.
12. Changes and contact
We may update these Terms. Material changes will be communicated through the service or account contact details and may require renewed acceptance. Continued use after the effective date constitutes acceptance where permitted by law.
